Indoor Pool

Hayward, WI

The frustration many people who own a lake place have is that after Labor Day, they don’t use their place again until Memorial Day. In November, their kids don’t want to sit in the cold rain. In February, they don’t have anything to do. That’s the beauty of Hayward.  It’s a year-round destination.  There’s always plenty to do.  Add to that our Gathering Lodge with its indoor pool and the cross country ski trails that weave throughout the land, and you have a family destination that will be just as much fun at Christmas as the middle of August. 

There are obviously huge benefits to being in the Hayward area – there is literally something for everybody. “Its Brainerd without the craziness”, David says enthusiastically. 

Dreaming Trail is just a mile from the original Famous Dave’s Restaurant, and five minutes from Big Fish, one of the best golf courses in Wisconsin.  In fact, Hayward is known as the Golf Capital of Wisconsin.  There are a litany of celebrations including the World Lumberjack Championships and the Musky Festival. The largest off-road bike race in Wisconsin is held in the summer, only to be out-done by the American Birkibiener which is the biggest cross country ski race in America.  It is impossible to be bored in Hayward.  Yet, when the owners pull in the private drive or Dreaming Trail, the feeling is like arriving in the Boundary Waters.

Preserving a Heritage

With only twelve cabin sites, families who own at Dreaming Trail will have an active part in the preservation of the lakeshore and wilderness heritage. David emphasizes this to all his clients:

I tell this to anyone looking at buying a piece of property we have; whether it is in a community like Dreaming Trail, or a ‘normal’ lake-lot purchase. Ownership of the property is so much more than that parcel you are buying.  It is so much more than a sand beach and pine trees… those things have little to do with your long-term happiness.  Sure, the land at Dreaming Trail is beautiful, and the lake is spectacular, but you’re buying a lifestyle concept that will endure for generations; and that is what people will truly cherish for years to come…those special benefits that you will get here that aren’t available for other lake owners.

Legacy Land Group designed a plan to protect the land, preserve the spirit of community, and guard the natural beauty of the wilderness. 

For example, one such restriction is a ‘no rental’ policy.  David shares the reasoning behind it:

Rentals are a big issue in lakeshore development, because lake rentals by private owners are exploding – and the problems associated with it are as well. Many cabin owners now have ‘neighbors for a week’ who don’t necessarily care in the same way that full-time owners do. I have a friend who recently sold his family place, a place he loved, because of the rental situation near him.  As he explained ‘every weekend was the 4th of July, and that was no fun for the rest of us’. The only people who use the facilities at Dreaming Trail will be the 12 cabin owners – people you know and people who love and care about the place.

In that way, Dreaming Trail guarantees that you’ll not only preserve the environment, but will preserve the legacy for your family as well.

Incredibly Eco-Friendly Lakeshore

Working with the LCO Tribal Governing Board, the Wisconsin DNR, Sawyer County Zoning and the Osprey Lake Association, Legacy Land Group’s plan was approved. The plan consists of only twelve cabin sites which are spread out on 180 acres, with thousands of feet of lake frontage.  This is in sharp contrast to a typical development strategy that might have forty or fifty cabins in the same area.

The concept, on the surface, is really quite simple - create shared infrastructure and combine resources.  It’s more cost effective, a better use of the land, and has far less environmental impact.  The dramatic result - at Dreaming Trail, over 96% of the land will remain untouched, in its natural, preserved state.

The man-made surfaces such as roads, driveways, and septic systems are cut down by astronomical percentages.  If the land at Dreaming Trail had been divided up into standard lake lots, the impervious surface area would have been increased by an incredible 88.2%.  Just the road surface alone has been reduced 54% by utilizing this type of environmental planning.

The Tradition of Legacy Land Group

Dave and Kevin Swan have kept Legacy Land Group small by intention, but there’s nothing small about their vision, or the impact they are having.  Deliberately working ‘light and lean’ offers several advantages that enable the two brothers to literally change the future of generational lakeshore preservation and development.

A Reputation for Preservation

In 2006, Legacy Land Group had successfully created and quickly sold an environmental conservancy project called Loon Echo Bay, north of Hayward.  The project was called by a Bayfield County Zoning official “the best lakeshore project” he had ever seen.

Their work attracted the attention of a private land owner who had a large tract of land on Osprey Lake, just outside of Hayward.  Together, they set out to create a unique waterfront treasure. Normally, Legacy Land Group owns and develops its own property.  David explains how this opportunity was truly one of a kind:

The owner of the property came to me with this wonderful piece of land and wanted something unique.  He knew what our company specialized in, and said, “Go and create what you think should be created!” There have been no constraints.  A person doesn’t get these opportunities very often in life… to literally dream of the perfect way to do something and be able to see those dreams become reality.

Dave’s enthusiasm for the project is inspiring:

I wanted to create an escape that my grandkids would come to in thirty years and it will still be the perfect family escape.  We’ve researched the best of everything out there in lake ownership. I don’t know of any place like Dreaming Trail.  It may sound too bold and proud to say it, but we have literally tried to create the best of the best – the finest lakeshore preservation community there is.
