After saving, shopping and sacrificing for many years to buy your cabin at the lake – don’t you think you deserve something really special? Fractional Real Estate assures that you will get something really special.
How is this so?
Consider for a moment two different cabin owners, each who spent $250,000 on their cabin. Owner A is a fractional owner and Owner B is a full owner.
Take a cabin on any of Minnesota’s lakes and there will always be trade-offs to consider and lakes to compare.
Owner A is a quarter in a million dollar vacation home that is fully furnished, has 3000 square feet, four bedrooms and three bathrooms. It also has a great sandy beach and is close to many great golf courses. Because it is on a large lake with water that is crystal clear year round, the demand for homes on this lake is solid.
Owner B on the other hand has a nice smaller cabin with 1500 square feet, two bedrooms and one bathroom. The size of the lake is like many of those in Minnesota as is the lakefront and the bottom of the lake.
While both of these cabins serve the same purpose, a place where the owner can relax at the lake – which owner is more likely to bring friends and family to visit? Which owner is more likely to entertain clients or business associates? Which has a true “home-like” setting? If the owner has children, whether younger or older, which home would be better suited for them? Which would be more comfortable for an extended stay of a few weeks or even a month?
The choice is obvious.
Owner A, the owner of the fractional will have less access to his to his home, but that is virtually all he gives up. What he gains in luxury, space, amenities and pride of ownership will more that make up for only having three months of use throughout the year.
Of course everyone is different and some people value having complete year round access and control of a property over luxury attributes such as size, amenities and location. One thing Owner B should keep in mind is that real estate, like all other markets, is driven by supply and demand. Less than 6% of Minnesota’s lakes are classified as “General Development” –– those large lakes with miles of shoreline. The greatest opportunity and stability exists in that part of the market that has the lowest supply and therefore it makes the most sense to buy onto the best possible lake.
