It has often been said that one cannot make good decisions if they have bad or unreliable information. No where is this more true than in the buying and selling of lakeshore property. Prospective buyers have grown more wary, and real estate professionals less confident, as usable lakeshore property within commuting distance of larger metropolitan areas has become more difficult to find and its value has increased. Lakeshore and recreational property has always been a bit of a niche market. However, with yearly changes in local, state and federal legislation, recent developments in water and land usage and a host of emerging or hot button environmental issues, accurate and timely information is essential to successfully navigating the lakeshore market.
On December 15, 2007 Lakeshore Dreams.com will be hosting its inaugural "Lakeshore Summit" in the Maple Grove Junior High School Auditorium from 9:00 am to 5:00 pm. As fulfillment to a longtime dream of Lakeshore Dreams founder and owner, Eric Canfield, the staff has worked hard to assemble an outstanding group of speakers and panel members that will address a number of timely and relevant issues. The morning begins with a coffee and networking time that runs from 8am-9am. The first plenary session at 9am is a panel discussion on “The Uniqueness of Lakeshore Real Estate” and will be moderated by Mr. Bob Muske.
This session will explore key indicators in any local area that will affect the lakeshore market and how realtors/developers can best respond to these market influences. The second morning session will feature another panel discussion on “Land Use and the Impact of Environmental Issues” and will be moderated by Sue Marshall, managing partner of Minnesota Realty Investors. The use of wells and septic systems, mineral rights, boundary issues, lake access and wetlands restrictions are all becoming major points of concern for lakeshore buyers and owners.
Following an onsite box lunch the first afternoon session will examine “Trends in Ownership and Development of Lakeshore Property,” a panel discussion moderated by Eric Canfield. What are the advantages/disadvantages of planned developments with common areas and how are government regulations affecting platting and development? Time will also be spent looking at some of the more innovative models for fractional ownership, man made lakes and the conversion of resorts to condominiums or condotels. The Lakeshore Summit concludes with a brief study of the foundational concepts of High Tech/High Touch Marketing, presented by international speaker and master trainer, Erl Morrell-Stinson. As a trainer familiar with the real estate market, he will present the benefits of defining a cohesive market identity, 7 emerging online venues and the four stages of the strategic marketing process.
